Carnegie Companies is pleased to announce the sale of (2) STNL properties (Scooter’s Coffee & Family Dollar) in Stephenville, TX. Carnegie acquired the larger (98,000 sf) University Plaza in 2017. In 2022 Carnegie sold the 4-tenant “outparcel” strip center at the shopping center and began marketing the sale of the recently developed Scooter’s Coffee (ground lease) and the existing free-standing Family Dollar. By completing the sale of both remaining outparcels, Carnegie successfully completed a break-up strategy to boost the return and lower its ultimate basis in the larger shopping center, which is still owns and manages. The net result is double-digit unleveraged return on a stabilized and recently re-developed shopping center directly adjacent to Tarleton State University.
